A worked example
A €250,000 home appreciating at 2% annually would be worth about €304,749 after ten years. Outstanding debt and sale costs still need to be deducted.
How it is calculated
Both options start with the same capital and monthly budget. The renter invests avoided upfront costs; the cheaper monthly option invests the difference.
Common mistakes and limitations
A mortgage repayment below rent is not enough to choose. Review maintenance, appreciation, savings returns and how long you plan to stay. These are constant assumptions, not forecasts.
